The Narrative: Industrial Tectonic & Transparent Micro-Zoning This industrial interior architecture converts a vast, high-volume warehouse shell into a highly functional, multi-level corporate and operational hub. Retaining the raw structural expression of the warehouse, the design introduces a precise, floating mezzanine insertion and extensive steel-framed glazing grids. This strategy achieves absolute spatial efficiency—separating technical administrative zones from the open floor—while maintaining a continuous, transparent visual field across the entire facility.
Materiality & Spatial Execution
• The Structural Mezzanine: A custom-engineered structural mezzanine level expands the building’s usable footprint, framed with exposed IPE steel beams. Access is dictated by a minimalist, raw steel open-riser staircase that acts as a crisp graphic line against the pristine, double-height white masonry walls.
• The Black Steel Glazing Grids: Spatial division avoids solid partition blocks in favor of industrial-profile steel window grids. These floor-to-ceiling glass systems enclose the ground-floor meeting zones and upper executive offices, establishing airtight acoustic isolation for administrative work while ensuring the management team maintains complete operational oversight of the factory floor.
• The Raw Canvas: The material palette relies on industrial honesty. Seamless, high-durability polished concrete screed forms the ground flooring, catching the natural light filtering through the warehouse’s expansive perimeter glazing. This monolithic cold gray canvas is softened by integrated indoor planters and warm, warm-toned light tracks recessed into the smooth office ceilings.
